Which question does a canine inspection actually answer?
Not “do we have bed bugs.” By the time anyone commissions an inspection, that has usually been settled by a resident, a guest, an exterminator or a laundry.
The question a co-op board, a managing agent or a hotel operator actually has is narrower and much more expensive to get wrong: which units, and how far has it spread. Everything that follows — the treatment scope, the cost, the disruption to residents or guests, the notification obligations, the timeline — depends on the answer to that one question, and there is no way to reason your way to it from a single confirmed report.
Consider the position a board is in on the day a shareholder in 6C reports bites. What is known is that one apartment has an infestation. What is not known is whether that apartment is where it started or where it became noticeable, whether the units either side of it and above and below it are involved, whether anything has traveled along the line, and whether there is a second focus somewhere else in the building that nobody has reported yet.
Faced with that, buildings do one of three things. They treat 6C alone, which is the cheapest option and, if the infestation has already moved, produces a reinfestation in six weeks that everybody reads as treatment failure. They treat 6C and its immediate neighbors as a precaution, which is more sensible and is still a guess. Or they treat a whole line or a whole floor to be safe, which is the most expensive thing a building can do and is almost always largely wasted.
An inspection replaces the guess with a boundary. That is the entire commercial argument for it: it converts an unknown scope into a known one, and scope is what the treatment invoice is made of.
What does NESDCA certification mean, and what should you ask for?
NESDCA is the National Entomology Scent Detection Canine Association, and it certifies a handler and dog as a working team — assessed together, against a defined standard, rather than certifying a dog in isolation.
That team framing is the useful part. A detection dog is a sensor, and a sensor is only as good as the person reading it. Handler skill is what determines whether a room is worked in a pattern that gives the dog usable air, whether the handler can distinguish a genuine trained final response from interest, curiosity or a dog reading its handler’s expectations, and whether the search is repeated from a second direction when the first pass was compromised. A superb dog with a weak handler produces confident nonsense.
The trade has a credibility problem here and it is worth naming. Canine bed bug detection went through a period of rapid, largely unregulated expansion, and the marketing that came with it was full of accuracy percentages that nobody could trace to a study anyone had published. We do not repeat those figures. What is well established is that a properly trained and certified team, working a properly prepared room, is a fast and useful instrument. What is not established is any specific number, and a firm that leads with one is telling you about its marketing rather than its dogs.
What to ask any canine team, ours included:
The current certificate, and its date. Certification is periodic, not permanent. An expired certificate is a former certification.
Who certified it, and is the handler named on it. A certificate for the dog alone is a partial answer.
What is the dog trained to alert on. Live bed bugs and viable eggs. A dog that alerts on dead insects, cast skins and old fecal staining will find every unit that has ever had a problem, which is not the question you asked.
How is the team maintained between certifications. Ongoing proofing and blind training, not a certificate in a drawer.
Will you inspect somewhere you were not asked to inspect. A team that only ever alerts where the client already suspects a problem is worth thinking about carefully.
What happens on an alert nobody can confirm. The answer should involve verification and monitoring, not immediate treatment.
Why are these different dogs from the rodent program?
Because the two disciplines have almost nothing in common beyond the involvement of a dog, and running them on the same animal would produce a worse version of both.
Our canine rodent detection program runs Patterdale Terriers — Hugo and Mia — on exterior ground, burrow systems and cover, working alongside our canine partner team. That is fast, physical, weather-exposed work over open ground and through dense planting, and it is followed by abatement, which is the working removal terriers were bred to do.
Bed bug inspection is the opposite of all of that. It is close, slow, methodical interior work in occupied rooms. The dog works furniture seams, bed frames, headboards, baseboards, upholstery, luggage, closets and the junctions where a room meets its neighbors, at close range, in a controlled pattern, in somebody’s home or a paying guest’s room. The behavior required is calm, precise and repeatable, with a clean trained final response the handler can read without ambiguity. Drive that is an asset in a hedge bottom is a liability on a headboard.
The training is a different discipline built on a different target odor, the working environment is a different environment, and the certification standard is a different standard. So they are separate teams, and we say so plainly rather than letting a page about dogs imply that one animal does everything.
How far has it usually spread by the time somebody reports it?
Further than the report suggests, and the reason is biological rather than negligent.
An infestation is quiet for a long time before it is noticeable. A small founding population feeds infrequently, hides in seams and voids, and produces very little that a resident would spot. Bites are the usual first signal and they are an unreliable one: reactions vary enormously between people, some individuals show nothing at all for weeks, and the marks are commonly attributed to something else entirely. By the time a person is confident enough to report it, the population has generally been established for a while and has had time to disperse.
Dispersal in a multi-unit building follows the same paths as everything else we deal with. Bed bugs travel along wiring and plumbing runs, through the annular gaps at pipe penetrations, along baseboards and under door thresholds, and through the voids in shared partitions. Vertical movement uses the same routes stacked. Movement also happens by carriage: a resident who has been sleeping on the sofa to avoid the bedroom has moved the problem to the sofa; a family member visiting a relative in another unit; laundry carried through a corridor; a guest room attendant’s cart.
The practical implication for scoping is the ring. A confirmed unit is treated as the center of an area of interest, not as an isolated event — and how far that ring extends is not something to assume in advance.
There is a second implication for hotels and for buildings with high turnover: the room that reports is not necessarily the room that has been harboring. In hospitality, guests report the room they slept in. An inspection frequently locates the actual focus in an adjoining room whose occupants said nothing, or in a room that has been out of service.
How is a multi-unit inspection ringed and sequenced?
By starting from the confirmed unit, working outward through adjacency, and letting the results set the boundary rather than deciding it in advance.
The core. The confirmed unit itself, inspected fully so the extent within it is understood — bedroom, living areas, upholstery and any furniture that has been moved around during the resident’s own attempts to deal with it.
The first ring. Everything physically adjacent: the units either side, the unit directly above, the unit directly below, and units sharing a plumbing wall or a common chase even where they are not adjacent on the plan. This is the ring that matters most and the one buildings most often skip.
The second ring, inspected where the first ring produces a confirmed unit. If a neighbor is positive, its own neighbors become the new first ring. The area of interest grows only where the evidence takes it.
Shared and transitional spaces. Corridors near the affected units, the compactor or refuse room on those floors, laundry rooms, staff areas, storage cages, the superintendent’s shop, and any furnished common room. These are where a building-wide problem gets seeded and they are almost never on the inspection list.
Any unit with a history. Prior complaints, prior treatment, a resident who has replaced a mattress in the past year, or a unit that has had furniture removed to a common area.
Sequencing within the day matters more than people expect. Inspect the unconfirmed units before the confirmed one wherever access allows, because working a heavily infested room first loads the environment with target odor and complicates the rooms that follow. Keep the handler unaware of which units have already been confirmed where practical. Allow time between rooms rather than running a dog straight down a corridor, and stop when the team stops working well — a tired dog late on a long day is where errors enter.
Because inspections are billed per unit, a board can scope the first ring precisely, see what comes back, and extend into a second ring on the basis of evidence rather than committing to a whole line up front. That is the practical reason for pricing it that way.
What happens when a dog alerts and nobody can find an insect?
It gets recorded as an unconfirmed alert, and it is handled as a lead rather than as a verdict.
This situation is normal and should be planned for rather than treated as a failure. A visual search of an occupied, furnished, cluttered room failing to locate a small, thigmotactic insect that lives in seams and voids is an entirely ordinary outcome. The alert may be correct and the harborage simply inaccessible — inside a wall void, behind a fixed headboard, within a piece of upholstered furniture nobody is going to open on the day.
There are also reasons an alert can be wrong, and an honest page lists them. Residual odor from a recently resolved infestation can persist on materials. An item brought into the room from an infested location carries scent without the room being infested. A dead population leaves material behind. And handler cueing is a documented phenomenon in every scent detection discipline, which is precisely why blind maintenance training and periodic recertification exist.
The correct response is verification, in this order: a closer targeted search at and around the alert point, with the furniture opened where that is possible; interceptor monitors placed under the legs of beds and seating and left in place for a defined period; and a re-inspection on a set date. If a confirmation comes back, the unit joins the treatment scope. If nothing comes back and the monitors stay clean, the alert is closed with a note and the unit stays on the watch list for the current cycle.
What we do not do is treat a unit on an unconfirmed alert alone. Treating unconfirmed units is how a four-unit scope becomes a twelve-unit scope, and it is how a board loses confidence in the inspection that produced it.
How does scoping stop a building treating a whole line blind?
By replacing a precaution with a boundary, and the arithmetic is not subtle.
The blind approach treats the reported unit plus everything vertically and horizontally adjacent as a precaution — often a whole line, sometimes a floor. Every one of those units needs resident notification, preparation instructions, access coordination, the treatment itself, follow-up visits, and in occupied buildings a certain amount of complaint handling. The cost is not only the treatment; it is the disruption, the staff time, and the effect on residents who are now being told to bag their belongings because of somebody else’s problem.
The scoped approach inspects the same ring first, at a per-unit inspection cost that is a fraction of a per-unit treatment cost, and treats only the units that come back confirmed. On most jobs that is a small number, because most reports are caught before the infestation has moved as far as the building fears.
There is a second benefit that arrives later. A blind treatment leaves you with no idea whether it worked, because you never established which units had a problem to begin with. Scoping produces a baseline, and a baseline makes the follow-up inspection meaningful: you know what you found, you know what you treated, and the re-inspection tells you whether the boundary held. Without that, “we treated the line and nobody has complained since” is the only evidence available, and it is not evidence.
For a board specifically, there is a governance dimension. A documented inspection with a defined scope, a stated method and a named certified team is a record of a considered decision. Deciding to treat eleven apartments on the basis of one complaint is a decision that is much harder to explain at a meeting. What should a unit look like before the team arrives?
Prepared enough for the dog to work, and otherwise left alone — which is a much lighter ask than treatment preparation, and one of the reasons to inspect first.
Do not bag or move anything. Moving belongings between rooms, bagging bedding, or carrying a mattress to the corridor spreads the problem and destroys the evidence about where it actually is. This is the single most common thing residents do before an inspection and it is the most damaging.
Do not throw furniture out. Discarded furniture in a corridor or a refuse area seeds the rest of the building, and the item may have been the only clear confirmation available.
Do not treat it yourself first. Over-the-counter products applied before an inspection disperse the population into voids and adjacent units, which makes both the inspection and the eventual treatment harder.
Reduce clutter on the floor enough that the dog can work the room perimeter and reach furniture bases. Boxes and stacked belongings against the walls are the specific obstacle.
No strong odors for several hours beforehand. Bleach and ammonia cleaning, scented sprays, plug-in fresheners, incense and cooking with strong aromatics all complicate the environment.
Secure pets elsewhere — another animal in the unit, or immediately outside it, is a distraction the team does not need.
Quiet, and few people. Residents are welcome to be present but the room should not be busy. Turn off fans and adjust HVAC as the handler asks, because moving air changes how odor distributes.
Access. Somebody with keys for every unit in the scope, including the ones where residents have not responded. An inspection ring with three inaccessible units in it is not a ring.
What follows a confirmed detection?
A targeted protocol built around what the inspection actually located, and a follow-up inspection that closes the loop.
The first physical step is HEPA vacuuming at the confirmed harborage — seams, frames, headboards, baseboards, upholstery and the surrounding zone. This is a mechanical intervention and it does something no chemical does: it removes live insects, cast skins and eggs immediately, dropping the population before anything else is applied. Eggs are the part that matters most here, because they are the reason so many single-visit treatments appear to work and then do not.
From there, the treatment is targeted at the located harborage and the routes leading away from it, applied within label terms in a residential or hospitality setting, with attention to the structural detail that keeps multi-unit problems alive: the gaps at pipe penetrations, the wiring runs, the baseboard voids and the shared partitions. In a building, that structural half is what determines whether the treatment holds or whether the same unit is back on the list in the spring. The reasoning behind it is on structural exclusion.
Heat is available and is quoted separately. It is a different operation — different equipment, different access and power requirements, different scheduling — and it suits some situations and not others. It is quoted on its own merits after an inspection, not offered as an upgrade tier. Nothing on this site carries a price, and this is not an exception.
Follow-up inspection is part of the work, not an extra. Interceptor monitors go in and stay in. A re-inspection is scheduled on a defined date, and the unit is not considered closed until it comes back clean. What are the honest limits of this method?
Four, and a client is better served knowing them in advance.
Scent has to reach the dog. Bed bugs inside a sealed wall void, behind a fixed headboard or deep inside a closed piece of furniture may produce an alert at the point where odor escapes — an outlet, a baseboard gap, a pipe collar — rather than at the harborage. In a multi-unit building that is still useful, because it points at a shared pathway. It is not a precise location.
An inspection is a snapshot. It reflects that unit on that day. A clean result is not a statement about next month, which is why monitors and a re-inspection date exist.
Environment degrades performance. Heavy clutter, extreme temperatures, strong air movement, competing odors and busy occupied rooms all reduce what a team can do. A room that cannot be prepared should be rescheduled rather than worked badly and recorded as clear.
Neither dog nor handler is infallible. No detection method is. This is why alerts are verified, why negatives are backed by monitors in a live building, and why we decline to publish an accuracy figure — a number implies a precision that the underlying evidence does not support.
Within those limits it remains the fastest way to establish a boundary across a set of units, and there is no non-canine method that covers the same ground in the same time.
What does a board or an operator receive in writing?
A record that can be put in front of a meeting, a brand auditor or an insurer without further explanation.
A unit-by-unit result schedule. Every unit inspected, the result for each — confirmed, unconfirmed alert, or no indication — and the areas covered within it.
Alert locations described specifically. Not “bedroom” but the seam, frame, item or junction, with the physical confirmation noted where one was obtained.
The team and the standard. Who handled, which dog, and the certification held with its date.
Access exceptions. Any unit that could not be entered, any room that could not be worked, any preparation failure, and what each of those means for the result. This section is not padding; it is the honest boundary of the inspection.
A recommended scope and sequence. Which units to treat, which to monitor, which to re-inspect and when.

How often should a building or property re-inspect?
It depends on turnover and history, and it is worth setting a cycle rather than reacting to each event.
Buildings with a current incident should re-inspect the treated units and the immediate ring on a defined schedule until two consecutive rounds come back clean, with monitors in place throughout.
Hospitality properties benefit from a proactive cycle across guest rooms rather than inspection only on complaint, because the whole economics of the problem changes when a room is found before a guest finds it. The right cycle depends on turnover, room count and history.
Residential buildings with recurring history — a line that has produced repeated cases, or a building with high resident turnover — are usually best served by periodic inspection of the units with history plus their neighbors, on a schedule the board sets and can point to.
Buildings with no history do not need routine canine inspection. Saying so costs us work and is true. What such a building needs is a clear reporting route so that a resident tells the managing agent early rather than spending three months trying to handle it alone.
