What makes pest control on Long Island a distinct problem?
The building type. Almost everything we are called to here is a detached house with its own foundation, its own roofline and its own perimeter, standing on ground that was arranged by a glacier.
That single fact sets the shape of the work. A detached house is a closed envelope with a finite number of openings in it, and every one of those openings can be found, measured and closed. There is no shared riser carrying a population up from a cellar you do not control, no neighbor’s party wall introducing animals at every floor, and no managing agent to persuade. What there is instead is a perimeter — several hundred feet of it once you count the foundation line, the utility penetrations, the garage, the roofline and the soffits — and a set of moisture conditions that decide whether the timber behind that perimeter is sound or soft.
The second distinguishing fact is that the housing here is old enough to have moved. Across the markets we have researched in Nassau and Suffolk, median construction years run from 1942 in Manhasset through 1951 in Garden City and 1952 in Great Neck to 1953 in Port Washington and 1956 in Huntington. A house that has stood for seventy or eighty years has settled, been re-roofed, been extended, had a porch enclosed and a bathroom added, and each of those events left a seam. Seams are where framing does not meet, where flashing was improvised and where a void was left because closing it properly would have meant opening more of the building than the budget allowed.
The third is water, and it deserves its own section below. Long Island is a wet place with fast-draining soils and a great deal of tidal frontage, and moisture is upstream of most of the structural pest activity we find. Carpenter ants excavate wood that has already been softened. Subterranean termites follow moisture and soil contact into sill plates and band joists. Fungal decay does the preparatory work for both. A crawlspace that stays damp all season will keep producing problems no matter how carefully the perimeter has been sealed.
Put those together and the honest description of this work is that it is building maintenance carried out for entomological reasons. That is not how the trade usually presents itself, and it is why our proposals routinely contain items — a downspout extension, a regraded corner, a length of flashing, a crawlspace vent — that do not look like pest control and are the most important lines on the page.
How does the glacial ground under Long Island shape the work?
By deciding where water goes, which decides where wood stays wet, which decides where the insects are.
Long Island is glacial in origin, and its shape comes from the Wisconsin glaciation of roughly twenty-one thousand years ago. Two principal terminal moraines run its length. The Harbor Hill moraine forms the northern spine and abuts the North Shore directly at points. The Ronkonkoma moraine lies further south and forms the backbone of the island, running through its center. South of them stretches the outwash plain of the last glacier, which includes the Hempstead Plains. The difference is visible even at the beach: North Shore beaches are rocky with the remaining glacial debris, while the South Shore’s are outwash sand.
For a building, that translates into two quite different situations.
On the moraine, the ground has relief and water runs. The North Shore markets sit on hilly, irregular ground cut by harbors and creeks. Manhasset sits at around ninety-five feet on the Harbor Hill moraine, which forms the major drainage divide in Nassau County. Port Washington has roughly two hundred and seventy feet of relief between Beacon Hill and the Town Dock. Water on ground like that moves fast, and moving water has to arrive somewhere. Where original grading has been altered by a terrace, a pool surround, a retaining wall or forty years of accumulated planting bed, the arrival point is a foundation corner — and a chronically wet foundation corner is the beginning of most of what follows.
On the outwash plain, the ground is flat and water sinks. Garden City sits on the Hempstead Plains with no harbor, bluff or tidal shoreline inside the village. There, moisture problems are not groundwater and salt air; they are rainfall, grading and plumbing. Well-drained sandy soils also warm early in spring, which suits subterranean termites, and structures on that ground are very often in direct soil contact.
Underneath both is the island’s water supply, held entirely in underground reserves — the Upper Glacial, Magothy and Lloyd aquifers, holding roughly seventy trillion gallons, recharged by precipitation that takes between twenty-five and a thousand years to migrate through the layers. That is a live reason for restraint in how and how much material anyone applies outdoors here, and it is one of the practical arguments for solving problems structurally wherever a structural answer exists.
What is the housing stock across the markets we serve?
Older than the regional average, more varied than it looks from the road, and dominated by frame construction.
The pre-war North Shore core. Manhasset has a median construction year of 1942, with about 47 per cent of its units built in 1939 or earlier — the oldest profile in the set. That means rubble, fieldstone and early block foundations whose mortar joints have opened with eighty years of freeze-thaw cycling; hand-framed sill plates; and wall cavities with no sheathing membrane and often no insulation, which makes the wall a continuous vertical void from sill to top plate. A mouse entering at grade in a house like that has a shaft to the attic.
The planned and covenanted enclaves. Munsey Park in Manhasset was laid out by the Olmsted Brothers in 1927 with curving streets on the natural contours and building standards specifying Colonial Revival, and 162 houses were complete by 1930. Kensington and Russell Gardens on the Great Neck peninsula were built as covenanted garden suburbs in the 1920s and 1930s, with masonry and stucco walls, tile and slate roofs and deep eaves. Garden City’s A. T. Stewart era buildings, listed on the National Register in 1978, include 44 residences built between 1871 and 1878 to designs by John Kellum and Henry G. Harrison — Italianate work with mansard roofs, cupolas and twelve-foot ceilings, which by any modern standard means enormous concealed attic and cornice voids.
The post-war ring. The bulk of the island by volume is 1950s and 1960s detached housing: slab and shallow crawlspace construction, attached garages, and utility penetrations for water, gas, electrical service and irrigation that were sleeved as a matter of course and sealed almost never. Garden City is about 83 per cent detached houses with roughly 94 per cent owner-occupancy; Huntington is around four fifths detached. Consistency of construction is genuinely helpful here — the failure points repeat, so surveying is faster and scoping is more predictable than on the older stock.
The multifamily pockets. They are larger than most people assume. About 17 per cent of Great Neck’s units sit in buildings of fifty units or more, concentrated in and around Great Neck Plaza; Port Washington runs around 11 per cent; Manhasset has roughly 17 per cent in buildings of twenty units or more, and about a quarter of its occupied units are rented. In those buildings the Long Island rules stop applying and the city rules start: shared risers, plumbing chases and refuse rooms make the pathways internal and vertical. The Gold Coast fabric. Estate-scale properties survive across the North Shore, from the Sands Point preserve buildings to the two-acre zoning around North Hills. On a property of that scale the roofline is long, the geometry is complicated and there are usually several secondary structures — and a secondary structure is very often where a rodent population is established before it ever reaches the main house. Any survey that stops at the residence and leaves the garage block, the pool house and the garden store unopened will have to be done again.
Which pests dominate on Long Island, and when?
Five recur, and each has a driver you can act on.
Carpenter ants run spring through late summer. The Northeastern IPM Center’s account is that they select decaying wood because it is easier to excavate and the moisture helps larvae survive, that they nest in wall voids and in damp window and door sills, and that they forage up to three hundred feet from the nest. The last figure explains why the ants in a kitchen are frequently nesting on the opposite elevation of the house. Coarse frass beneath a joint, often containing insect fragments, is the locator — and it points up. The service is ant control.
Eastern subterranean termites swarm from roughly March through June, and a swarm indoors is the clearest diagnostic event of the year. Cornell Cooperative Extension names the conditions that encourage them: foundation cracks, leaking pipes, insufficient clearance between wood and soil, and buried wood debris. Mature landscaped lots with a century of alterations behind them supply all four. Mud tubes running up the inside of a foundation wall are the physical map of the route from soil to timber, and breaking one open and returning later tells you whether it is active. Termite treatment is the one item on this list Graduate does not take on, and the profile is written for the question that comes first anyway — whether the insect on the windowsill is a termite at all, or the ant above it.
House mice are an autumn ingress problem across the whole region. A quarter-inch gap is enough, they gnaw softer material to enlarge what is not, and they climb rough masonry, brick, stucco and siding perfectly well — so an entry twelve feet up is not out of reach. The sill plate junction and the utility penetrations do most of the admitting. The service is rodent control, backed by structural exclusion.
Norway rats concentrate around commercial corridors — the Miracle Mile and Plandome Road in Manhasset, Middle Neck Road in Great Neck, Main Street and the Town Dock in Port Washington, the village centers in Huntington and Garden City — and the residential blocks behind those corridors inherit the baseline. Rats often enter buildings from below, through deteriorated house traps and broken drain lines, which is a route exterior baiting never touches.
Mosquitoes run late spring through early autumn. Nassau County monitors street basins and sumps for larvae as part of its surveillance work, but most residential biting pressure originates within a few dozen yards of the person being bitten, in gutters, planters, covers and low ground. Mosquito management here is source reduction rather than a spray schedule, and part of the reason is regulatory: the work runs under category 8 on minimum-risk 25(b) exempt materials, and New York does not permit those to be applied to water. So the gutter gets re-pitched and the dry well gets cleaned out instead of anything going into either. The Asian tiger mosquito profile covers the container-breeding species that makes this so.
Alongside those sit the seasonal and structural extras: wasps and hornets at soffit returns and porch ceilings through late summer, cluster flies in attics in autumn, carpenter bees in unfinished trim and fascia in spring, and wildlife — squirrels, raccoons and bats — at roof level, where a licensed wildlife partner clears the animal, we close the roofline behind it, and maternity-season timing governs when any of it may legally and humanely proceed.
What does envelope work on a detached house actually involve?
A finite list, checked in a fixed order, with the physical work done to the substrate rather than to a price point.
At and below grade. The sill plate junction where the frame meets the foundation is the most productive entry point on most houses and the least frequently inspected, because it sits behind siding, behind a planting bed, or below the height anyone looks. Then foundation vents with corroded or missing screening, crawlspace hatches that no longer seat, bulkhead doors, and the utility penetrations. Weep holes in brick veneer must stay open for drainage, so they get screened rather than sealed — the detail most often done wrong in this trade.
At the structure. Garage door corners where the seal lifts from the jamb and leaves a triangular gap. Dryer vents with failed flappers. Air-conditioning line sets. Hose bibs. Gaps behind corner boards and where siding terminates.
At the roofline. Soffit returns — the small boxed sections where a roof edge meets a wall, frequently left open in original construction. Gable louvers with deteriorated screening. Ridge vents with torn mesh. Fascia and drip-edge gaps. Uncapped chimney flues.
The materials decide whether it holds. Copper and stainless mesh resist gnawing and do not rust into a stain down the side of a building. Quarter-inch hardware cloth serves anything that must stay ventilated. Sheet metal protects chewable edges. Mortar and hydraulic cement close masonry. Expanding foam is the standard failure of this trade and we use none of it — rodents chew straight through cured foam — while ordinary steel wool rusts. Anything an animal can bite through is not a barrier, however good it looks on the day it goes in.
And the sequence is not optional. Reduce the population already inside first, then correct the moisture, then seal, then verify. Sealing a building with an active population in it removes the animals’ route out and concentrates them in the wall voids, which is worse than the problem you started with.
What do harbor-side properties need that inland ones do not?
More frequent attention to the same details, and different materials in several of them.
The North Shore is a coastline of harbors, necks and creeks — Manhasset Bay, Hempstead Harbor, Little Neck Bay, Huntington Harbor, Cold Spring Harbor, Northport Bay and the Sound beyond them. A very large share of the properties we work on sit within a short walk of tidal water, and three things follow from that.
Humidity does not leave. A crawlspace or cellar near the shore runs at a higher moisture content for more of the year than one three miles inland at the same elevation. Timber at that moisture content is soft timber, and soft timber is what carpenter ants excavate and what decay fungi colonise. Ventilation, vapor control and drainage in those spaces are pest work, even though nothing about them looks like it.
Wind-driven rain loads one elevation far harder than the others. On an exposed house the weather side takes water horizontally into joints that were detailed to shed it vertically. Window and door sills, trim junctions, siding terminations and the head of any applied element on that elevation fail years before their counterparts on the sheltered side. When a survey finds ant activity concentrated on one face of a building, the reason is usually meteorological rather than biological.
Salt accelerates the corrosion of everything used to seal a building. Ordinary steel wool rusts anywhere; near the shore it rusts fast and stains the wall as it goes. Galvanised screening loses its coating at the cut edges. Fixings fail. This is a straightforward reason to specify copper and stainless mesh and stainless fixings on waterfront work, and it is the sort of detail that separates a repair lasting a decade from one needing revisiting in two seasons.
There is one further consideration on the immediate shoreline. Low-lying frame houses close to a dock or a beach carry groundwater as well as humidity, and their sill plates sit closer to wet ground than the same detail does uphill. On those properties the sill line is not merely the most productive place to look — it is very often the whole of the problem.
Which Long Island markets do we serve?

Huntington — a 1653 town with a pre-war village core wrapped in a very large post-war ring, and harbor-side frame houses at Halesite carrying groundwater and crawlspace humidity that inland Huntington does not.
Great Neck — nine incorporated villages on one peninsula, where build era, lot size and street pattern change abruptly at village lines, and Great Neck Plaza supplies an apartment and co-op core in the middle of a detached-house market.
Manhasset — the oldest housing profile of the group, on the Harbor Hill moraine at around ninety-five feet, with the Olmsted-planned streets of Munsey Park and the Spanish stucco group in Plandome Heights.
Port Washington — the Cow Neck Peninsula with tidal water on two sides, severe relief, and ground partly rebuilt by more than a century of sand mining on the Hempstead Harbor shore.
Garden City — the outlier: a planned village of 1869 on the flat Hempstead Plains outwash, with no harbor, no moraine and no natural surface water inside its boundary.

How do the Long Island markets differ from one another?
More than a regional page usually admits, and the differences are the reason we research each one separately.
Age is the first axis. An eleven-year gap between Manhasset’s 1942 median and Garden City’s 1951 sounds small and is not. It is the difference between a market dominated by pre-war framing and one dominated by post-war framing, and those two fail in different places, at different rates, for different reasons.
Ground is the second. Moraine markets shed water downhill and concentrate it wherever grading has been altered. Outwash markets drain vertically and produce plumbing-and-grading problems rather than groundwater ones. A waterfront hamlet carries humidity, wind-driven rain and salt-accelerated corrosion that an inland village three miles away simply does not.
Governance is the third and the least obvious. Great Neck’s nine villages and Port Washington’s four produce hard boundaries in building era and lot size within a single postal address. Manhasset was never incorporated at all — attempts failed through the 1940s and again in 2016 — so it never had one architectural review board shaping its fabric, and its housing is correspondingly more varied than the incorporated villages around it. Garden City runs a height restriction tied to the Cathedral of the Incarnation of 1885, which is why its multifamily stock is low and wide rather than tall, with long horizontal service runs.
Occupancy is the fourth. Garden City is roughly 94 per cent owner-occupied. About a quarter of Manhasset’s occupied units are rented. That changes who commissions the work, who has authority over the shared parts of a building and which statutory framework applies.
How is this different from our New York City work?
The principle is identical and almost nothing else is.
On Long Island the envelope is the battleground. One building, one owner, one perimeter, and the openings that matter are all reachable from a ladder or a crawlspace. In New York City the envelope is largely somebody else’s concern and the pathways are internal and vertical: plumbing chases and steam risers running floor to floor, party walls with open joist pockets connecting adjoining buildings, compactor chutes, cellar and sidewalk vaults, and drainage connections that admit rats from below. Unit-by-unit treatment there does not work and cannot work, because reducing the population in one apartment displaces the remainder along the chase to the next.
There is also a statutory layer in the city that has no Long Island equivalent for detached houses. The Housing Maintenance Code puts the duty to keep a dwelling free of pests on the owner; Local Law 55 of 2018 requires annual investigation and integrated pest management rather than routine spraying; and multiple dwellings file an annual bedbug report with HPD each December. The thinking behind the work
Graduate Pest Control has been at work in Nassau and Suffolk since 1983. It was founded by Arnold Katz, an entomology graduate of the University of Georgia, and it is led today by his son Ryan Katz. Everything above follows from one sentence of Ryan’s: we treat every job as a building problem, not a pest problem. On Long Island that stance has an obvious test attached to it. A house that has been properly excluded and dried out stays clear without a schedule, because the pathway is gone and the condition has been corrected. A house on a spray schedule looks clear between visits and returns to baseline the moment the schedule lapses, because nothing about the building has changed. The second year is where the difference shows.

Common questions
What is the single most useful thing to know about a Long Island house?
Its age, because age predicts the failure list. A pre-1940 frame house has a rubble or early block foundation, an open sill junction and no sheathing membrane. A 1950s or 1960s house has a slab or shallow crawlspace and utility penetrations that were sleeved but never sealed. Those are different jobs from the first minute.
Why does the glacial geology matter to pest work?
Because it decides where water goes. Two terminal moraines run the length of the island — the Harbor Hill moraine along the North Shore and the Ronkonkoma moraine through the center — with an outwash plain south of them. Moraine ground sheds water downhill onto whatever is below it; outwash sand drains straight down.
Do you handle termites on Long Island?
No. Eastern subterranean termites are established across the island and swarm from roughly March through June, but termite treatment is not work this firm takes, and we would rather say so on the regional page than after a visit. When should rodent exclusion be done?
Late summer into autumn, before the first cold nights. A house sealed in September never acquires the winter population, whereas sealing in January means dealing with animals already inside first, which is longer, more disruptive and more expensive. The evidence to act on is usually visible weeks before the mice are.
Do you cover both Nassau and Suffolk counties?
Yes. The service area runs from the Great Neck and Port Washington peninsulas in western Nassau through Manhasset, Roslyn, Glen Cove and Oyster Bay to Huntington, Northport, Commack and the necks and harbors of northwestern Suffolk, with Garden City and the Hempstead Plains villages on the flat ground south of the moraine.
Does living near the water change the work?
Considerably. Waterfront and near-waterfront properties carry persistent crawlspace humidity, wind-driven rain on the exposed elevation and salt air that accelerates corrosion of screening, flashing and fixings. Material choices that last inland fail early on a harbor-facing house.
Is a perimeter spray schedule worth having?
As the whole of a program, no. It reduces what is present outdoors at the time of application, and it changes nothing about the openings or the moisture that produced the problem. As one component of work that also corrects drainage and seals the envelope, materials have a real and limited role.
How is this different from your New York City work?
A detached house is one envelope with one owner, so the perimeter is the battleground. A city building shares walls, chases, risers and refuse infrastructure with its neighbors, so the pathways are internal and vertical and the work has to be building-wide. Same principle, completely different surfaces.
