Ant Control in Smithtown

Carpenter ants in Smithtown are working wood that the Nissequogue corridor, or one very wet night in August 2024, softened first. The colony that matters is often in the woods at Blydenburgh or Caleb Smith, with only a satellite nest in the house. Drying the framing is what decides whether it comes back.

Why can a lot of this hamlet’s ant work be dated to one night?

Because on 18 and 19 August 2024 the whole catchment was wet at the same time, and carpenter ants move into wood that something else has already softened.

Over nine inches of rain fell across that day and a half — enough to breach the Stump Pond dam at Blydenburgh, a structure that had stood since 1798 and had failed only once in two centuries. The dam is the part that made the news. For this work the relevant fact is the volume, and what it did to buildings rather than to the pond.

Nine inches in about a day tests every drainage detail on a property simultaneously. Every gutter, every leader, every dry well, every area drain, every patio pitch, every window well, every roof valley and every wall junction on every house in the hamlet was loaded past its design case on the same night. Where any of them failed, water did not stay where it landed. It traveled — down a stud bay, along the top of a sill, into a rim joist, under the edge of a slab, behind a soffit, into a crawlspace — and then gave that water back at the only speed a closed assembly permits, which is measured in months.

The timber is indifferent to how the water got there. What it registers is how wet it became and for how long it stayed that way. Framing that spent an autumn and a winter wet inside a wall is framing that decay fungi have been working on ever since, and softened timber is easier to excavate. The Northeastern IPM Center is explicit about the preference: carpenter ants go for damp and decaying timber, both because cutting it takes less effort and because the humidity keeps the brood alive.

Which puts the consequences on a delay. A colony does not arrive the week the water does. It arrives when the timber has softened enough to be worth cutting, and it becomes visible when the nest is big enough to produce spoil and foragers. That is why the storm reads as a 2025 and 2026 problem rather than a 2024 one, and why an unusual number of houses here are producing a first-ever ant complaint at the same time.

What did the drained pond leave in the woods?

An extraordinary quantity of newly dead timber, directly against a suburb of detached houses.

Stump Pond was an eight-foot-deep lake, impounded in 1798 to serve a grist mill. When the dam went, the pond drained, taking out the section between the roughly fifty-foot-wide dam and the water and leaving hundreds of acres of mud and dead vegetation behind it. Trees and shrubs that had been standing in or beside water were left in a bed that no longer held any, and a great deal of what was drowned or undercut has been dying since.

Set that against the hamlet’s geography. Blydenburgh County Park accounts for roughly 600 acres and the New Millpond within it. Caleb Smith State Park Preserve holds another 548 inside the town lines, split by two branches of the river. The Nissequogue Bird Conservation Area adds about 100 more. That is a very large body of continuous woodland and wetland pressed directly against streets of detached houses, and its boundary is where this work concentrates.

For a carpenter ant colony, dead and dying timber is not food — the species cannot digest cellulose — it is real estate. A standing dead trunk, a windthrown limb, a root plate lifted out of saturated ground, a stump left in a drained pond bed: each is a parent colony site that will support a queen and brood indefinitely, and each sits within foraging distance of the houses on the boundary. Foraging carries them up to 300 feet from the nest on the Northeastern IPM Center’s figure, which on a preserve-edge lot comfortably covers the fence, the yard and the back of the house.

The practical reading is not that the parks are a hazard. It is that on a boundary property the survey has to include what is over the fence, and the honest scope changes when the parent colony is on parkland we have no standing to work on. In that case the job becomes making the structure unattractive and its routes unusable, and it should be described that way rather than sold as elimination.

What does the river corridor do to a crawlspace?

It removes the dry season, and a floor structure that never dries is a floor structure that softens.

The Nissequogue is the spine of the place. Eight and a third miles long, it rises south of NY 454, runs north-east through Blydenburgh and Caleb Smith with a dam at each, and turns tidal near NY 25. At an average 42.2 cubic feet per second it discharges more than any other freshwater river on the island. The New York Department of State puts the habitat area at roughly 1,511 acres over some nine miles between the mouth and Veterans Memorial Highway — mudflats on the tide, salt marsh, and freshwater wetland above it.

Properties in that corridor have very little height between the bottom of a floor structure and ground that is saturated most of the year. A crawlspace there does not reach the moisture content that a crawlspace on the higher ground reaches by June. Vapor comes off the soil continuously; framing above it sits permanently at a level decay fungi are comfortable with; and the sill plate, the band joist, the joist ends and the base of every wall are exposed to it along the whole footprint of the building.

That is a parent colony site inside the building’s own outline, with unrestricted access to everything above it. It is also why treatment alone reads so poorly on those properties: the ants are removed and the conditions are not.

What actually holds is a sealed ground plane rather than more ventilation, because on a humid morning in the corridor the outside air being drawn in is close to saturated and gives up its moisture onto cool framing. A lapped and sealed barrier over the soil, insulated perimeter walls, timber lifted off the ground, and mechanical humidity control where it is needed. That is building work, it is regularly the biggest line on a proposal in this corridor, and it decides whether anything else lasts.

The higher ground inverts all of it. On free-draining outwash half a mile up the slope, a crawl dries, framing dries, and the moisture that feeds a colony has to be manufactured by a leader, a bed or a failed flashing — which means it can be genuinely removed. Establishing which of the two a property is on is the first thing a survey here should settle, because the two are not the same job and should not be sold as if they were.

What does a street of 1960s houses have in common?

The same four details, built by the same trades in the same decade, failing in the same order.

The 1960s alone account for about 2,866 units, 34.8 per cent of roughly 8,235, with another 1,265 from the 1950s and 1,204 from the 1970s. Detached houses make up 7,350 of the total, or 89.2 per cent. That is an unusually concentrated stock, and concentration means repetition: when one house on a street produces a finding, the houses either side of it very often have the same detail in the same condition.

The deck ledger. Bolted flat to a band joist with nothing over it, wet on both faces for its whole length, and structurally significant. It is the most productive single location on this stock and it is behind a deck nobody wants to lift.

The low-slope entry canopy. The small roof over a front door or a stoop, let into the wall with flashing that did its job in 1965 and has been painted over several times since. The framing that gets wet is the wall behind it and the plate immediately inside.

The breezeway or garage junction. Where an attached garage or a covered link meets the house, there is a change of roof plane, a change of floor level and a wall that is exterior on one side and interior on the other. On this stock that junction is where a colony most often gets from outside to inside without appearing anywhere in between.

The picture window header. Wide openings on 1960s elevations carry long headers with a run of trim above them and a joint at the head. Water driven into that joint wets the header from behind, and the trim looks perfect from the lawn.

Add to those the alterations of sixty years — the rear addition, the enclosed porch, the finished basement framed against the foundation, the bay projection added in the eighties — and you have the working list for most of the hamlet.

The finished basement deserves a note of its own. Studwork and board against a poured wall hide the sill line and the band joist, which is where a colony working from a wet rim would otherwise be legible. On those houses the exterior carries more of the inspection, so the report should say which walls were actually examined and which were taken on trust.

Where is the parent colony on a lot that backs onto the preserve?

On the far side of the fence, most of the time, and the survey has to go and stand there.

On a boundary property the difference between what is inside the house and what is outside it is the difference between a satellite and a parent. Satellites hold workers and older brood, tolerate drier conditions, and will occupy a wall void, a boxed soffit, a bay window cavity or the space above a bulkhead. The parent needs wet wood and a stable, humid site, and it finds both in the woodland.

So the productive half hour is spent along the boundary rather than in the kitchen. What we are looking at:

Fallen and standing dead timber within a couple of hundred feet of the building, including anything brought down or undercut since the 2024 storm.

The fence line itself, which on these lots is often timber, set into soil, and thirty years old at the ground line.

Stacked firewood, which on a wooded boundary is usually substantial and usually against a shed or a garage.

Old landscape timber and retaining structures holding a bank at the back of the lot.

The trail. Carpenter ants forage mainly after dark and they run along edges — a fence rail, a curb, an irrigation line, a hose, the trunk of a tree. A flashlight at ten in the evening, starting at the point where they enter the building and following the traffic outward, will find in twenty minutes what a daytime search will not find at all.

Where the trail crosses onto parkland, the finding is real and the limit is real. What can still be done is substantial: close the routes into the building, dry the framing they were heading for, take the wood out of contact with the ground on your own side, and treat what the colony carries home along the route it is already using. What cannot be done is honest to say out loud.

What is different about the houses in the old center?

Continuous wall cavities, sills bearing on stone, and a build sequence that has to be worked out before anything is opened.

Some 476 units, 5.8 per cent of the stock, were standing before 1940. In a place settled in 1665 and incorporated in March 1788 that is a modest proportion of a genuinely old fabric, and the Caleb Smith House of 1753, still standing inside the state park preserve, is a reminder of what this ground carried before the subdivisions arrived.

Three things change on that construction.

The wall is a flue, not a compartment. Hand-framed and balloon-framed houses frequently have nothing blocking a stud bay between the sill and the roof. A satellite colony using one of those moves the full height of the building without showing itself in a room, which is also why treating a single bay can be exactly the right idea and still achieve nothing: the cavity carries on well past wherever the material went in.

The sill sits straight on stone. Hand-cut timber bearing on rubble or fieldstone with nothing between the two draws moisture out of the masonry all year and never dries. Decay comes first and the colony second, so the repair begins with mortar rather than with anything applied.

The alterations tell you where to look. Porches enclosed, kitchens extended, dormers cut in, wings added — each meets the older frame where nothing quite lines up, and each left a cavity that was easier to leave than to close. Working out the order the building was put together in narrows the search faster than tapping walls does.

Work on this stock also carries a preservation question. Cutting an access through original plaster or lifting historic cladding to reach a gallery is the owner’s decision, taken with the evidence in front of them.

Why is a Main Street building a different job again?

Because the commercial center is a continuous run of attached buildings with one roof problem shared between several tenancies.

Smithtown’s business district is village-scaled and linear. Main Street, which is Route 25, carries the town hall, the courts, an unbroken run of shops and food premises through the Village of the Branch, and at 2 East Main Street the Smithtown Performing Arts Center, which went up in 1933, showed films for the next sixty-eight years and became a live venue in 2002. Buildings of that period and that arrangement have flat or low-slope roofs, party walls, shared parapets, and apartments or offices over shops.

For carpenter ant work the interesting part is what holds the roof down at its edges, because on these buildings that is timber under metal: coping, edge flashing and membrane terminations are all fixed to blocking, and on a run of attached storefronts that blocking carries on past the party wall. When a coping joint opens or an edge flashing lifts, the wet timber does not respect a lot line, and neither does the colony in it. A finding at one storefront is a finding about the run.

Two more corridor-specific points. Rear additions and loading areas on Main Street buildings are typically the oldest and least maintained part of the fabric, often with a lower roof dying into a taller wall, which is a standing wet-timber location. And downtown is being sewered: the Smithtown Downtown Sewering Project is taking Suffolk County Sewer District No. 6 into the downtown and the Village of the Branch, so until those connections are made a commercial core with food premises in it runs on on-site systems, which keeps ground damp in places nobody has mapped.

The trailing ants at a food counter are a separate problem from the colony in the parapet, and they need separate work. That side of it sits under restaurant pest control, and where apartments sit over shops the building-wide logic at property management pest control applies.

Which ant is it, and what if it is a termite?

Large and variable means carpenter ant. Small and uniform means one of two other things. And in spring, winged means nothing until somebody looks properly.

Carpenter ant workers vary in size within a single colony, which is a useful cue on its own, and they are mainly nocturnal. Their spoil is coarse and fibrous with insect fragments through it, and their galleries are clean and smooth-walled — University of New Hampshire Extension draws that contrast directly against galleries packed with a mud-like deposit. Soil in a tunnel means you are not looking at ant work.

Odorous house ants turn up in numbers after heavy rain when shallow nests flood, and split into more colonies if the trail is sprayed with something repellent. In a hamlet that took nine inches in a day, that pattern is familiar. See odorous house ant.

Then the spring confusion, which in a river town with this much wooded ground happens every April. Carpenter ants and eastern subterranean termites both produce winged reproductives in the same weeks, and on a preserve-edge lot both can emerge from ground-level timber well away from the building, so the sighting itself settles nothing. The insect settles it in seconds: a pinched waist, elbowed antennae and unequal wing pairs is the ant; no waist, straight beaded antennae and four matching wings that shed in piles is the other one. Keep a few specimens in a sealed bag and photograph the wings where they lie. If the answer is termite, Graduate does not treat them and will tell you so rather than quoting for work it does not do. If the answer is carpenter ant, everything above applies.

What has to be corrected here, and who signs it off?

The water first, in a specific order — and on this ground the order depends on which side of the river corridor you are on.

Establish position. Corridor or higher ground. That decides whether the crawlspace and the ground plane are the whole job or a line item.

Ask what the storm did to this building. Where did water go on 18 and 19 August 2024, what got wet, and has anything downstream of that point been opened and looked at since. On a great many properties here the honest answer is that nobody has looked, and that question finds more wet framing than any instrument.

Correct the drainage. Leaders extended away from the wall, dry wells and area drains proved rather than assumed, patios and walks repitched where they now return water to the building, valleys and gutters cleared.

Take the wood out of contact. Firewood off the soil and away from the wall, old landscape timber lifted, stumps and fallen trunks dealt with on your own side of the boundary.

Repair the seams. The deck ledger flashing, the entry canopy junction, the breezeway roof, the picture window head, the parapet coping on a Main Street building. Killing a colony does nothing for the wood it was living in, and wood in that condition does not stay empty for long.

Then treat what gets carried home, on the route the colony is already using, rather than banding a perimeter it does not need to cross.

On the authority question, Smithtown is three things at once — a hamlet and census-designated place, the seat of its own Town, and the anchor of a town containing three incorporated villages. Which of those a property sits in decides which building department governs the corrective work, and that is worth establishing before a repair is scheduled rather than during it. Is the sawdust under our window trim actually sawdust?

Probably not. Carpenter ant spoil is coarse and fibrous, like fine pencil shavings, and it usually carries insect fragments and shed brood skins through it. It falls straight down from a slot the colony keeps clear, so where it lands points at a gallery immediately above rather than at where the ants are walking.

How do I tell this from a termite?

By the waist, the antennae and the wings. A carpenter ant is pinched sharply at the waist, has elbowed antennae and a front wing pair longer than the back. A termite has no waist, straight beaded antennae and four wings of one length. Termite treatment is not work Graduate takes, so if that is the answer we will say so rather than quote for it.

We are in the Village of the Branch. Does that change who we deal with?

It can.
