Pest Control in Smithtown, New York

On 18 and 19 August 2024 over nine inches of rain fell, and the dam at Blydenburgh breached. Stump Pond, built in 1798 to serve a grist mill and an eight-foot-deep lake before the storm, drained away. The section between the dam — roughly fifty feet wide — and the lake was completely washed out, leaving a chasm and, behind it, hundreds of acres of mud and dead vegetation where a lake had been. In two hundred years the dam had breached only once before, and that was not a spillway breach.

The dam is the headline, but the rainfall is the fact that matters to a building. Nine inches in about a day is not a localised downpour; it is a whole-catchment event. Every roof, gutter, leader, drywell, patio drain, window well, area drain and grade line in the hamlet was tested at the same time, and the ones that could not cope revealed themselves.

That is genuinely useful information for anyone doing structural pest work, because the buildings that took water in August 2024 are the buildings carrying elevated timber moisture into the following spring. Wood does not care whether the water arrived as a storm or as a slow leak; it responds to the moisture content it reaches and how long it holds it. A sill plate, band joist or rim that got wet and then dried slowly inside a finished wall is exactly the condition the Northeastern IPM Center describes when it notes that carpenter ants select moist wood because it is easier to excavate and the moisture helps larvae survive.

So the practical question in Smithtown is not whether it rained on your house. It is where the water went afterwards, and whether anything downstream of that point has been opened up and looked at since.

What does the Nissequogue do to the ground it runs through?

It concentrates the drainage of a very large area into one narrow corridor, and then it goes tidal.

The Nissequogue is 8.3 miles long, rising south of NY 454 near the Hauppauge County Offices, running north-east through Blydenburgh Park Pond where it is dammed, through Caleb Smith State Park, and dammed again before it becomes tidal near NY 25. Its average discharge of 42.2 cubic feet per second is the highest of any freshwater river on Long Island — a modest number in absolute terms and a decisive one on an island where most water moves downward through sand rather than across the surface.

The Department of State’s habitat assessment describes it as one of four major tidal rivers on Long Island and the island’s largest tributary to Long Island Sound, covering an approximately 1,511-acre habitat area running about nine miles from the mouth to Veterans Memorial Highway, with intertidal mudflats, salt marshes and freshwater wetlands. Above the Phillips Mill Dam it runs as a spring-fed, clean, cold freshwater stream through undeveloped woodland. The state designates it a Scenic and Recreational River.

For buildings, the river corridor produces a predictable gradient. Properties close to it sit on ground with a high water table and a short distance between the underside of a floor structure and saturated soil. Crawlspaces in that band do not dry the way crawlspaces on the higher ground do, and framing that stays above the moisture content decay fungi prefer becomes soft enough for carpenter ants to excavate without much effort. Properties on the higher ground away from the corridor invert the picture: they dry properly, structural insect pressure falls, and the problem list shifts upward to the roofline and the rodent envelope.

The parks around the river are the other half of the story. Blydenburgh County Park covers approximately 600 acres including the New Millpond. Caleb Smith State Park Preserve covers 548 acres with two branches of the Nissequogue running through it, and holds the Caleb Smith House built in 1753 by Caleb Smith and his father Daniel Smith II — a property bought by the Brooklyn Gun Club in 1888, named the Wyandanch Club in 1893, acquired by the state in 1963 and listed as the Wyandanch Club Historic District on the National Register in 1990. The Nissequogue Bird Conservation Area adds approximately 100 acres. That is a very large continuous block of woodland and wetland pressed directly against detached suburban housing.

Why does a hamlet built mostly in one decade fail the same way street after street?

Because the same trades built the same details in the same few seasons, and details fail on their own schedule regardless of the address.

The Smithtown census area records a median construction year of 1967 across roughly 8,235 housing units. About 2,866 of them — 34.8 per cent — went up in the 1960s, with 1,265, 15.4 per cent, in the 1950s and 1,204 more in the 1970s. Around 476 units, 5.8 per cent, date from 1939 or earlier. Some 7,350 units, 89.2 per cent, are detached single-family houses, 515 sit in buildings of five units or more, and 7,120 units are owner-occupied against 913 rented, 11.4 per cent, with vacancy at about 2.5 per cent.

Uniform stock is not a disadvantage. It is the reason a survey here can be quick, thorough and honest about what it will cost, because the faults repeat in a known order.

The band joist. The horizontal line at the top of the foundation wall, continuous around the whole perimeter, rarely sealed in original construction. On this stock it is the single most productive thing to close.

The attached garage. The corner where the overhead door seal meets the jamb opens into a triangle wide enough for a rat on most doors older than fifteen years, and the top plate between garage and living space is frequently unsealed. The garage is also where the services gather.

Field-cut service penetrations. Water, gas, electrical, cable, air conditioning line sets, condensate drains. Each was cut by a different trade at a different date, and no trade owns the seal.

Soffits and eaves. Shallow 1960s soffits lose their fixings at the corners, and the small boxed return where a roof edge meets a wall is very often open. From the ground it reads as shadow.

Re-siding. Where new siding was laid over the original cladding, the new course terminates somewhere and that termination is rarely sealed at the top or at the corner boards. Behind it there is now a continuous vertical cavity from grade to soffit — a route to the attic that does not appear on any ground-level inspection.

Grade build-up. Six decades of mulch, raised beds, patios and plantings against a low foundation. Cornell Cooperative Extension asks for a minimum of three inches of clearance between wood siding or baseboard and soil and eight inches of clean concrete between baseboard and soil; on this stock that clearance has usually gone.

Then there are the 476 pre-1940 buildings, which are a different job entirely: rubble or fieldstone foundations with mortar joints that have opened, hand-cut sills with no capillary break, and alterations added over a century without drawings.

What does being three kinds of place at once change?

It changes which code applies, which building department issues the permit, and who you talk to about a shared problem.

Smithtown is a hamlet and census-designated place. It is also the seat of the Town of Smithtown, which was first settled in 1665 and incorporated on 7 March 1788, and was originally known as Smithfield. And the town contains three incorporated villages of its own — Head of the Harbor, Nissequogue and the Village of the Branch — alongside the hamlets of Commack, Fort Salonga, Hauppauge, Kings Park, Lake Ronkonkoma, Nesconset, Smithtown and St. James.

That matters practically. A property inside an incorporated village is under that village’s code as well as the town’s. A property in the hamlet is under the town’s alone. Work that requires a permit — foundation repair, a below-grade barrier, structural closure — follows whichever applies, and the answer is not always obvious from the address. Bread and Cheese Hollow Road marks the western town line with Huntington, and Fort Salonga sits directly on that boundary while Commack straddles it, so properties near the western edge routinely share a street with Huntington addresses.

The town covers 111.44 square miles, of which only 53.75 is land and 57.70 is water, with an elevation of about 105 feet and a 2020 population of 116,296. The census area itself covers 12.1 square miles, 11.6 of it land, with 25,629 residents.

The founding story is worth getting right because everyone repeats the wrong version. Lion Gardiner sold the Nissequogue lands to Richard Smith in 1663 and Governor Richard Nicolls formalised the claim in the Nicolls Patent of 1665. The tale of Smith riding a bull around the boundary on the summer solstice is, according to local historians, a myth. The statue of the bull, Whisper, stands at Jericho Turnpike and St. Johnland Road all the same, and the town unveiled a statue of Richard Smith for its 350th anniversary in 2015.

What is the sewer position downtown, and why does it matter?

The commercial core is being connected, and until it is, the drainage below Main Street is a rodent question rather than a plumbing one.

The Smithtown Downtown Sewering Project extends Suffolk County Sewer District No. 6 across downtown Smithtown and the Village of the Branch, and the sewered area is to be connected to the Kings Park Sewage Treatment Plant by pump station and force main. That plant currently handles 0.6 million gallons a day and is planned to expand by a further 0.6 to 1.2 mgd to take the project flow. The scheme involves four localised construction sites — a recharge basin, the treatment plant, a pump station and the sewered area itself — with connecting sewer lines within existing road rights-of-way.

Until those connections are made, a continuous commercial run — the town hall and courts, the Smithtown Performing Arts Center at 2 East Main Street, built in 1933 and run as a movie theater from 1933 until November 2001 before its 2002 conversion to live performance, and a long line of retail and food premises through the Village of the Branch — sits on on-site systems and older private laterals.

Norway rats commonly enter buildings from below rather than from the street, through deteriorated house traps and fractured or disconnected drain lines, and an interior break is invisible from outside and untouched by exterior baiting. On a commercial strip of this age, with this much food handling and this much shared party-wall construction, the durable work is on the drain lines and the wall penetrations rather than on the perimeter.

There is a second consequence worth flagging in advance. Trenching a street displaces whatever is living in the old laterals and voids beneath it, and it goes into the buildings on either side. Where sewer work is programmed, the sensible sequence is to close the adjoining buildings before the trench opens rather than after.

Which services does Smithtown actually need?

Ranked by what the housing and the commercial core produce.

Structural exclusion is the backbone. On the 1960s stock the work is repeatable and predictable: band joist, garage jamb, service penetrations, soffit returns, siding terminations, vent screening. On the pre-1940 stock it means masonry repointing with mortar or cement and correction of the sill line. Custom-fabricated 26-gauge galvanised sheet metal, cement and mortar, and Xcluder door sweeps, fill fabric and below-grade barrier carry the specification, with copper and stainless mesh, hardware cloth and mechanical fasteners alongside. Rodent control runs as two jobs. On the residential grid it is house mice entering through the envelope from late August. Along Main Street and through the Village of the Branch it is Norway rats using drains, party walls and refuse, which is a building-infrastructure problem. Canine rodent detection narrows a burrow search under decking, hardscape or a loading area before anything is lifted.

Termites are not one of ours. The grade line on 1960s foundations and the high water table near the river do what the Cornell guidance says they do, and after the storm of 18–19 August 2024 put over nine inches of rain through every drainage detail in the hamlet at once, the soil against a good many foundations here has stayed wetter than it was. That storm is also why the carpenter ant work is heavier than usual: moist wood is easier to excavate and keeps larvae alive, and a damp window or door sill is the favored way in. Chasing that back to the gutter, the grade or the flashing that caused it is ant control plus structural exclusion. The eastern subterranean termite profile sets out what separates an active tube from an abandoned one.

Ant control is largely carpenter ant work in the river corridor and at additions and deck ledgers elsewhere, with odorous house ants and pavement ants around slabs and paving.

Wildlife management matters because of the parkland edge. Gray squirrels, raccoons and big brown bats all come off a boundary that runs for miles. The removal goes to a licensed wildlife partner and the sealing to us, and against a habitat block that size the sealing is the only half that changes anything. Scheduled around dependent young rather than around convenience.

Wasp and hornet removal covers the late-summer eaves and outbuilding work.

Mosquito management is a property water exercise and it stays one, because the exempt 25(b) materials the work runs on under category 8 are deliberately short-lived and may not be applied to water at all in this state. We do not carry out ornamental or turf work.

Which parts of Smithtown do we cover?

What should a Smithtown owner check after a heavy rain?

Five things, and the best time to do them is while it is still wet.

Watch where the water actually goes. Not the drawing, not the assumption — stand outside during rain and watch. Where does the leader discharge? Does it carry clear or does it pool against the wall? On this stock that single observation explains most of the structural insect activity.

Check the window wells and the area drains. In a nine-inch event these fill and back up. If one has silted, it will fill again in the next storm.

Open the crawlspace or the basement corner nearest the low point. Cool and slightly damp in July is the finding that shapes everything else. Staining at the base of a stud or a rim is the record of a storm you have already had.

Look at the base of the siding where hardscape meets the wall. If a patio, path or raised bed has taken the clearance below three inches, that is a termite condition and a decay condition simultaneously.

Look up at the soffit returns from the driveway. On a 1960s house these are open more often than not, and it is the cheapest thing in the whole survey to correct.

That is not a substitute for a proper survey and none of it is a treatment. It is the information that puts the first conversation on solid ground. When should each kind of work be scheduled?

Differently from the generic pest calendar, because the drivers here are seasonal in different ways.

March to June is the structural insect window. Termite swarmers appear indoors, usually clustering at windows and doors because they are drawn to light, and a swarm inside in that window is a colony already in the structure rather than an ambiguity. Carpenter ant activity resumes and satellite nests inside a wall become detectable before exterior foraging does. This is the period when a building tells you the truth about the previous autumn’s water, which after a nine-inch storm is exactly the information you want.

June to September is when the low ground near the river reaches its annual worst for humidity, and when stinging insect colonies build. It is also when carpenter ant frass accumulates visibly beneath joints and trim, which locates a nest far better than watching foragers does.

Late August to November is the highest-value window for exclusion work in the hamlet. Falling temperatures push mice toward buildings, and a house closed in early September does not acquire the population it would otherwise carry until March. A house closed in January has an interior population that has to be dealt with first, which makes the job longer and more disruptive.

December to February is the diagnostic season nobody expects. On a cold morning a building shows where it leaks: warm air escaping a soffit return, a rim joist or an unsealed penetration is detectable, and those thermal leaks correlate closely with pest entry points because both are simply holes in the envelope.

There is one constraint that runs against the calendar. Wildlife exclusion cannot proceed when dependent young are present inside a structure. Sealing an entry in that window traps flightless or immobile animals in a wall, which is both inhumane and a considerably worse problem than the one you started with. On a hamlet with this much parkland boundary, that is checked before scheduling rather than assumed.

Where street or sewer construction is programmed on your block, that overrides the seasonal logic. Close the building before the trench opens.
