Pest Control in Kings Park, New York

Kings Park grew around a state hospital that held over 9,300 patients across more than a hundred buildings, most of which is now a 521-acre state park at the mouth of the Nissequogue. That reservoir, a 1960s housing stock and a Main Street being trenched for its first sewers set the work here.

What does a closed institution leave behind in the ground around it?

Habitat, and a lot of it, sitting directly against residential streets.

Kings Park grew around a hospital. The facility opened in 1885 as the Kings County Asylum, was taken over by New York State and renamed the Kings Park State Hospital in 1895, and reached a patient census of 9,303 in 1954 across a campus of more than a hundred buildings. It closed in 1996, with the remaining patients transferred to Pilgrim Psychiatric Center. Building 93 — the thirteen-story neoclassical block built in 1939 for patient housing, of which only the first four floors were still in use by the time it closed completely in 1992 — is still the landmark everyone in the hamlet navigates by.

What happened to the site afterwards is what shapes the pest picture now. The waterfront portion reopened as parkland in spring 2000, and approximately 368 acres were added to Nissequogue River State Park in 2006. The park now covers 521 acres on the river’s banks and bluffs, with about ninety per cent of the former campus as parkland. Eighteen former hospital buildings and the hospital’s large smokestack came down in 2013, with further demolition from mid-2016 into early 2017. The Veterans Administration Building serves as park offices, and York Hall — Building 80, the hospital’s main auditorium and theater — was added to the National Register of Historic Places in October 2023.

A hamlet with a hundred-building institutional campus at its edge, half of it demolished in phases across a decade and the rest standing empty in woodland, carries a rodent and wildlife reservoir that an ordinary suburb does not. Large vacant masonry structures with failed openings are shelter. Disused service tunnels and abandoned utility runs are shelter. Cleared demolition ground reverting to scrub is cover. None of that is anybody’s fault and none of it is going to change, but it does mean the residential streets that back onto the park boundary inherit a baseline they cannot lower on their own.

The honest consequence for an owner two streets from the park is straightforward. Closing your own building is still the correct move, because it is what keeps animals out of your cellar and roof void. Expecting activity in the yard to stop entirely is expecting something no residential contractor can deliver, because the population is not living in your building.

What is happening on Main Street, and why does it matter right now?

The downtown business district is being connected to sewers for the first time, and the construction itself is a live pest event.

The project replaces the existing cesspools and septic systems serving the downtown. It runs to about $101 million and drew a $21.3 million state award in November 2024 through the Water Infrastructure Improvements Program, with Suffolk County committing funds through its capital budget and approving $1.7 million in September 2022 for a 17-acre parcel near the former psychiatric center to take a leaching field for treated wastewater. Road milling began in early March 2025, with construction running overnight from 8.30pm to 6am from the Nissequogue River State Park entrance west to Park Avenue, final asphalt in spring 2025 and full road completion in May 2025. The Kings Park Sewage Treatment Plant currently handles 0.6 million gallons a day and is planned to expand by a further 0.6 to 1.2 mgd to take flow from the Smithtown downtown scheme as well.

For a building on or near that street, the relevant fact is simple. Opening a trench displaces whatever is living in the old laterals, the abandoned services and the voids beneath the road surface, and what is displaced goes into the buildings on either side. It is one of the most predictable rodent events there is, and it is also one of the few that can be prepared for, because the program is published in advance.

The sensible sequence is to close a building before the trench reaches it rather than after. That means checking the door sweeps, the service penetrations through the front and rear walls, the cellar light wells, the utility chases and the point where the private lateral leaves the building, and closing what is open. Doing that work after activity appears inside is more disruptive and takes longer, because there is then an interior population to deal with as well as an envelope to seal.

Norway rats commonly work below grade through deteriorated house traps and fractured or disconnected drain lines, which is invisible from outside and untouched by exterior baiting. On a Main Street of this age, moving from on-site systems to a public sewer means every private lateral in the run is about to be disturbed, reconnected or abandoned. Which of those happens to a specific building is worth knowing before it happens.

What kind of housing is Kings Park, and how mixed is it?

More mixed than its neighbors, which changes who can authorise the work.

Kings Park holds roughly 6,595 housing units at a median construction year of 1967. About 2,198 — 33.3 per cent — were built in the 1960s and 1,318, 20 per cent, in the 1970s, with 1,145 in the 1950s and 318 units, 4.8 per cent, from 1939 or earlier. Some 5,392 units, 81.8 per cent, are detached single-family houses.

The remaining fifth is where the difference sits. There are 242 attached units, 322 in buildings of two to four units, 83 in buildings of five to nine, 268 in buildings of ten to nineteen, 76 in buildings of twenty to forty-nine and 212 in buildings of fifty units or more. That pushes the rental share to about 1,066 units, 16.8 per cent, against 1.1 per cent in Fort Salonga next door and 11.4 per cent in Smithtown hamlet. Vacancy runs at about 4 per cent.

On the detached stock the failure list is the standard 1960s one, which makes it quick to survey and predictable to scope: an unsealed band joist running the full perimeter, field-cut service penetrations, a shallow soffit that has lost fixings at the corners, an attached garage with a triangle open at the overhead door jamb, and six decades of grade build-up against a low foundation.

On the multi-unit stock the geometry is the problem rather than the construction. A building with continuous plumbing chases and shared corridors is one structure. Treating one apartment reduces the population in that apartment, the survivors move along the chase, and the complaint reappears next door or on the floor above within weeks. Nobody has done anything wrong — the treatment addressed a compartment rather than a building. Resolving it means sealing chase penetrations at every floor level, fitting proper escutcheon plates where supply pipes pass through finishes, closing joist pockets where a floor structure enters a party wall, and correcting refuse handling at the shared service area. That is an owner or managing agent decision rather than an occupier one.

The pre-1940 fabric here is largely institutional and civic rather than residential. The Leo P. Ostebo Kings Park Heritage Museum occupies the first school building in the hamlet, built in 1928, and is described as the only school community managed town heritage museum in the United States.

The population itself is stable and long-tenured. The 2010 census recorded 6,469 housing units and 6,212 households at 2.71 people per household and 3.24 per family, with a median age of 43.3 and 29.4 per cent of residents aged 45 to 64. Long tenure means alterations accumulate on the same building for decades rather than being reset by turnover, so the oldest fault on a Kings Park house is frequently something that was done in the 1990s.

What does the river mouth do to buildings near it?

It raises the water table, holds humidity in the low ground, and puts a large tidal habitat at the end of several streets.

The Nissequogue reaches Long Island Sound at Nissequogue River State Park. It runs 8.3 miles in total with an average discharge of 42.2 cubic feet per second — the highest of any freshwater river on Long Island. The Department of State assessment covers an approximately 1,511-acre habitat area of intertidal mudflats, salt marshes and freshwater wetlands, bordered by undeveloped woodland, Sunken Meadow State Park, the former hospital grounds and medium-density residential development.

The hamlet itself sits at about 174 feet of elevation across 7.05 square miles — 6.67 land, 0.37 water — with a 2020 population of 17,085 at 2,561 people per square mile. That average elevation hides a very steep local gradient. Kings Park Bluff sits between Sunken Meadow State Park and Short Beach, used as a boat launch and fishing spot, and the ground between the bluff and the higher streets falls hard. Properties in the low band near the river hold moisture; properties on the high ground shed it and shift their problem list to the roofline.

Sunken Meadow State Park borders the Sound with six miles of public trails and 27 holes of golf. At Sunken Meadow Creek, an earthen berm had blocked tidal flow from over 135 acres of marsh for decades; a plan outlined in 2008 and completed in 2019 removed it to restore the tidal connection, with 4.32 acres of salt marsh replanted. Restoring flushing to a blocked marsh changes the standing-water behavior along that edge, and mosquito behavior follows standing water rather than open water.

Suffolk County routinely larvicides 4,000 acres of tidal wetland, much of it grid-ditched in the 1930s, and its long-term plan calls for enhanced catch basin larviciding alongside source reduction, with stormwater management expanded from about 15,000 to roughly 50,000 sites. What none of that reaches is the boat cover, the pool cover, the tarpaulin, the wheelbarrow and the gutter holding half an inch for a fortnight — which is where most of the mosquitoes biting somebody in their own yard actually developed.

Which pests dominate here, and when?

Rodents and wildlife lead, driven by the park boundary and the sewer work, with the insect calendar running underneath.

Norway rats, year-round with an autumn and winter peak. A Main Street on cesspools and septic systems now being trenched for sewers, with food premises, service yards and refuse handling along it. Displacement from opened laterals and voids is predictable, and the adjoining buildings absorb it.

House mice, October into December. Over 2,100 houses built in one decade to repeating details, plus multi-unit buildings where a single envelope failure serves a whole block. Cornell records 50 to 60 droppings a day from a single mouse and sebum marks — an oily brown residue — building up along frequently used pathways, and notes rodents prefer dark, undisturbed, warm places such as under cabinets, beside or inside stove walls, and near appliance motors.

Gray squirrels, raccoons and big brown bats, late winter and late summer. A 521-acre state park containing standing former hospital buildings and cleared demolition ground, directly against residential streets. Cornell notes that flying squirrels and bats typically enter the upper portion of a building while chipmunks come in around the foundation, and that one-way doors have sometimes worked with animals like squirrels but the animal will often chew its way back in at another location. Exclusion here is closure, not eviction, and it is scheduled around dependent young.

Carpenter ants, April through September. Wooded river-corridor lots and bluff-side houses with long-standing gutter and grade faults. The Northeastern IPM Center notes carpenter ants prefer hollow, decaying wood under wood piles, in tree stumps and in wooden framed buildings, forage as far as 300 feet from the nest, and leave small piles of sawdust around moisture-damaged wood.

Eastern subterranean termites, swarming March through June. Grade build-up and landscape timber against 1960s foundations, with a high water table close to the river and the Sound. Cornell Cooperative Extension asks for a minimum of three inches between wood siding or baseboard and soil and eight inches of clean concrete between baseboard and soil, and describes mud tubes ranging from wheat-straw width to wider than a thumb.

Mosquitoes, late May through September, from the tidal habitat, the restored creek connection and the container water on private lots.

German cockroaches, year-round indoors, in the multi-unit buildings and the Main Street food premises, where shared risers mean unit-by-unit work relocates rather than removes a population.

Cluster flies, December into March, on warm interior surfaces, indicating an attic or wall-void overwintering site rather than a hygiene issue.

Which services do we run in Kings Park?

Envelope work first, because both the park boundary and the street works push animals toward buildings.

Structural exclusion is the core. On the detached stock: band joist, garage jamb, service penetrations, soffit returns, vent screening, siding terminations. On the multi-unit stock: chase penetrations at every floor level, joist pockets at party walls, escutcheons at pipe penetrations, door sweeps and refuse-area closure. On Main Street: the lateral, the cellar light wells, the rear service wall and the doors. The closures are made from custom-fabricated 26-gauge galvanised sheet metal, cement and mortar, and Xcluder door sweeps, fill fabric and below-grade barrier, together with copper and stainless mesh, hardware cloth and mechanical fasteners. Rodent control runs as residential envelope work in autumn and infrastructural work on the commercial core year-round. Canine rodent detection narrows a burrow search under decking, hardscape or a loading area before anything is opened.

Wildlife management covers the roofline work along the park boundary — soffits, ridge and gable vents, chimney caps — with the timing constraint around dependent young checked before scheduling rather than assumed. Removal is coordinated through a licensed wildlife partner; against a hundred-building parkland reservoir the closure is what actually holds.

We are not a termite firm. Grade build-up and landscape timber against 1960s foundations near the river do exactly what the Cornell guidance says they do, and a high water table close to the Nissequogue and the Sound keeps the soil under them damp — that is a fair description of the ground and not a service offer. The wooded river-corridor lots and the bluff-side houses carry long-standing gutter and grade faults, and carpenter ants nest in the hollow, decaying wood those faults produce, under a pile or in a stump, leaving small heaps of sawdust below moisture-damaged framing. That work is ant control, and it belongs beside structural exclusion rather than instead of it. The eastern subterranean termite profile is the identification reference.

Ant control handles carpenter ant work on the wooded and bluff-side lots, with pavement ants around slabs and paving.

Cockroach control and bed bug treatment are the multi-unit pair, both scoped at building level; canine bed bug detection maps which units are involved without opening every apartment.

Wasp and hornet removal covers late-summer eaves and outbuilding work.

Mosquito management works on the containers a property holds rather than on the marsh beyond it. We do not carry out ornamental or turf work.

Main Street food premises run through restaurant pest control and the wider program through commercial pest management, with managed residential buildings at property management pest control and co-op and condo pest control. Which parts of Kings Park do we cover?

The whole hamlet, and the sub-areas differ sharply.

Downtown Kings Park and Main Street. The commercial core, being trenched for sewers, with food premises and service yards. Infrastructural rodent work, and the best time to close a building here is before the trench arrives.

Park Avenue. The western limit of the current sewer construction, mixed frontage.

Old Dock Road and the river side. Low ground near the tidal river, high water table, crawlspaces that do not dry. Structural insect work dominates.

Kings Park Bluff and Short Beach. Direct shoreline exposure, salt on fixings, and grade that falls hard. Ordinary galvanised cloth fails early here and nobody goes back to check it.

What should an owner here check before calling?

Five things, and they take twenty minutes.

Find where the private lateral leaves the building. On a Main Street property, or any older building, that is the single highest-value thing to know before sewer work reaches your block.

Walk the rear elevation. The front is maintained and the back is where the meters, the services, the old lateral and the refuse arrangements are. That is where the entries are.

Check the garage jamb corner at ground level. A gap you can get two fingers into is a rat-sized opening on a 1960s house.

Look up at the soffit line from the driveway. Shallow 1960s soffits lose fixings at the corners, and the small boxed return where a roof edge meets a wall is very often open. On a street backing onto the park, that is the first thing squirrels find.

In a multi-unit building, ask when the risers were last opened. If nobody knows, they have never been sealed, and that is where a building-wide problem is traveling.
